Our Services


The mission of Cabell Reid is to provide the property owner with a smooth, hassle-free experience that results in the property owner feeling confident their property is being looked after, cared for and expertly managed. Our services are designed to meet those expectations.


 

The Cabell Reid Experience Begins With:

- Personalized, attentive service.

- Prompt, effective communication where problems and issues are thoroughly explained.

- Knowledgeable personnel familiar with the real estate industry and the local market.

- Quality vendors to service your property.

- Experience dealing with all types of residential property.

 

Accounting:

- Collection of rents.

- Deposit of monthly rental proceeds in financial institution of choice.

- Payment of mortgage, HOA and condo fees, insurance payments (if desired)

- Accurate and understandable monthly owner statements with copies of paid invoices

- Preparation of year-end statements for tax purposes.

 

Property Oversite:

- Maintain comprehensive tenant and property files

- Enforce all terms of the Lease.

- Administer lease renewals and rent increases

- Maintain tenant’s security deposit in accordance with applicable law.

- License rental property with appropriate government agency.

- Schedule regular inspections of the property.

 

Property Maintenance:

- Respond promptly to all requests for repairs.

- Inform owner and seek authorization for all work required or requested.

- Use contractors who are qualified, insured and competent.

- Supervise all repairs and inspect work upon completion.

- Provide 24-hour pager service for emergency repairs.

- At the end of each tenancy, conduct thorough move-out inspection.

 

Advertising and Recruitment of Tenants:

- Advertise in newspapers such as Washington Post, Gazette papers, and City Paper.

- List property in MRIS multiple listing service

- Post property on websites such as Craigslist.com, Homesdatabase.com and Realtor.com.

- Place comprehensive listing on in-house company website.

- Place sign in yard (where applicable).

 

Potential Tenant Screening:

- Screen all applicants and potential occupants of the property.

- Require all applicants and potential occupants to complete an application.

- Run credit report on all applicants.

- Verify employment on all applicants

- Confirm rental history on all applicants. Speak with current and former landlords.

- Review potential tenants and screening results with property owner.
